Micron Group were recently awarded the contract to complete the electrical portion of the first tenancy Make Good and Fitout at Barangaroo Tower One, for Aqualand Pty Limited. The make good was part of the vacancy process, as the tenancy agreement came to an end and the tenant moved to another location /building.
The make good and electrical fitout scope required the complete removal of all installed tenant power and data infrastructure on level 47 of the iconic International Towers, Tower One, and the return of services back to the original open floor base building design. The make good project of the 2500 square meter floor space was completed over an eight-week period and managed by builders Construction By Design and Micron Group on behalf of Aqualand.

• Decommissioning of all workstations power and data • Decommissioning of the communications room and removal of all equipment, cabling and incoming Fibre Optic services from level 47 to the basement precinct communications node room • Removal of all tenant installed feature and architectural lighting followed by reconfiguration of the lighting layout circuits and the installation of new base building specified down lights • Restoration of all electrical switchboards back to original specification including all energy authority metering to building standard configuration. • Reconfiguration of the noise masking system to ensure a consistent 40dB sound level.
Electrical fitouts and make goods come with their fair share of challenges, the main challenge in this short project was completing the removal of all data infrastructure while keeping the main communication room live until the tenant transferred all data services to their new location, which overlapped for approximately 3 weeks.
Additionally, procuring and installing the architectural down lights required from Europe proved to be a familiar challenge, pushing the project completion deadline due to the ongoing impact of Covid19 on the global supply chain. Just in time, the lights arrived on the penultimate day of the project and all 116 new DALI controlled down lights were wired programmed and interfaced to the buildings automation system.
The project was delivered on time, budget, according to Micron Groups highest standard, and was hailed an success by the tenant onsite management and the project management team.
